An appraiser is brought into an insurance claim when either the policyholder or the insurance company invokes the appraisal process—usually after negotiations reach a standstill. Both parties select their own appraiser, typically professionals with extensive experience in the insurance and construction industries. Once selected, the two appraisers jointly select a neutral umpire. They then inspect the property, assess damages, prepare detailed estimates, and work together to negotiate a fair settlement. If the appraisers agree, their decision is binding and the claim is resolved and an appraisal award is issued. If they cannot reach an agreement, the claim will then go to the selected umpire, and their decision becomes binding once at least two of the three parties reach agreement.
The umpire is a neutral professional with expertise in both insurance claims and construction. If the two appraisers are unable to reach an agreement, the previously selected umpire steps in to review the claim. The umpire evaluates the property, examines the evidence, and works with both appraisers to come to an agreement. Once a final decision is reached, an appraisal award is issued, which becomes binding and settles the claim.
